While the market is beginning to show signs of stabilizing, the overheated sellers market of last spring is still a stinging memory to many homebuyers in Billings. In October, for instance, homes remained on the market for a quick six days. If a buyer didn’t act quickly, he or she was beat to the best houses that came on the market.

It’s frustrating to fall in love with a home only to find out that someone else has already submitted an offer, but there may just be a solution. While they don’t always win the home, backup offers are often a good idea when you have found the perfect home.

Make a backup offer

Basically a backup offer is second in line to the seller’s current offer. If anything happens to end that transaction (and we’ll get into

I wish I had a dollar for every Billings homeowner who has told me they’ll be selling their home in spring or summer of 2017. I understand why – don’t get me wrong – it’s just amazing to me how spring represents this magical time to so many real estate consumers.

If you’ve followed the news lately you know that interest rates have risen, are rising and will rise again throughout 2017. These hikes and potential hikes have created a sense of urgency among homebuyers. If you’ll be buying another home after selling your current home, you, too, should be feeling some urgency. After all, you’ll be a buyer when your house sells.

Of course we have no way of knowing when the next interest rate increase will come, which is why I’m urging my clients that

I don’t know about you, but I’m one of the millions of Americans whose thoughts turn to tax season as soon as the new year rolls around. Sure, you won’t receive those W-2 or 1099 forms for a few weeks to a month, but it’s never too soon to figure out where you’ll stand as a Billings homeowner come April 15.

I’m not a tax professional so if you have questions about tax breaks for homeowners, contact your accountant. In the meantime, here are just a few of the many tax deductions homeowners can take on their 2016 taxes.

The best thing about private mortgage insurance

Sick of talking about the weather? I figured you’d need a break as much as I do, so I put together the following list of things to do this weekend in Billings that will take you out of the cold.

First Friday

Wise Wonders Children’s Museum presents FREE First Fridays. Get the kids out of the house and into a world of wonder where they can get creative in the augmented reality sandbox, visit the earthquake shake table, get rowdy on the soft play area, visit the animal rescue center and more. As I write this, it’s a not-so-balmy 2 degrees in Billings this morning. The National Weather Service warns us that “Winds chills today and night are going to be cold. Avoid prolonged outdoor activity, and dress warmly, making sure to cover any exposed skin. Hypothermia can set in quickly with the wind chills. With kids return to school, limit time waiting outside at bus stops. Don’t forget about pets and livestock.”

Ok, so the weather is challenging – especially when you’re trying to sell a home in Billings. Not only is it harder to keep a home clean in the winter but it’s harder to make it look attractive. Most significant for homeowners with homes for sale is keeping visitors safe. Let’s take a look at some things you should consider when

It’s the last weekend of 2016, a year in which we’ve seen a real estate market booming (for home sellers, at least), way too many celebrity deaths and an election that blew just about everyone’s minds.

I’d like to wish you a prosperous and peaceful 2017 and to offer up a few ideas on things to do to help usher in the new year here in Billings.

Zoo Year

It’s a kid-friendly New Year’s Eve celebration, happening at the zoo. The little ones can enjoy crafts and visits with the animals and then the ball will drop at noon and they can toast the new year with apple juice. Bring the sled if it’s snowing so you can take to the hills in Bison Field. Get the details online at ZooMontana’s website.
